When James agreed to share and buy a home with his wife Jade and in-laws Peter and Desley, the proviso was separate living rooms …for sanity and privacy! In a combined effort to get into the property market, the two couples settled on a house in Brisbane’s Jamboree Heights where they shared the expenses …and the kitchen.

Over the past five years, two children have been added to the existing menagerie of five dogs, two cats and a bunch of backyard chooks. Now, the property feels jampacked and everyone’s ready for the family to branch out. They need to make $560,000 on the sale to leave them with enough for each couple to have a $40,000 deposit on their next home, however the age of the house and the annihilation of the garden by the animals, means buyers are turning up their noses.

The house has been on the market for months, with an asking price of $550,000. It's a reasonable price, but this property failed to get a single bid at auction. It's neat enough, but it's not in brilliant shape. Can the team get this family an offer?

The floor plan downstairs was confusing, so Shaynna decided to improve the layout starting with a lightwell in the entry wall. She put bifold doors in the laundry to hide it. New walls and a door connecting the upgraded downstairs bathroom to the house meant occupants no longer have to access the bathroom through the garage.

Charlie had some work to do to improve the street appeal. He clad the brickwork on the front façade, painted the garage doors, weatherboard, posts and window trims. He put in a raised planter box mass planted with succulents and clad the letter box to match. The upstairs front balcony was dressed and styled with lots of lush pot plants and hanging baskets, along with casual chairs. The existing concrete was tiled over and the existing paving was replace with stone paver stepping stones in the lawn.

The pool fencing needed to be made compliant for sale and was replaced and a new timber fence along the boundary was installed, along with a lockable gate to comply with pool fencing regulations. The existing garden beds were tidied, interplanted with new plants and mulched.

OUTDOOR ENTERTAINING AREA

The shade sail in the existing paved outdoor dining area was stained and unsightly as was the paving itself. Charlie removed this sail and decided to clean the paving and install a new outdoor dining setting and cantilever market umbrella. He also dressed the area with large pot plants in the corner and small pot plants on the table.

The construction of a new batten fence was necessary to separate the productive area and the space that held the dog kennels on a concrete slab was changed by laying pavers to the edge and infilling with gravel. A fire pit dressed this new entertaining space to give it a purpose.

A sleek renovation was just what the property needed! Jade and James were about to sell their home for $567,500 and move on to some much-needed space.
